PROPERTY MANAGEMENT

Our service includes all aspects of property and facility management:

OMC Management
Managing all aspects of OMC’s including CRO requirements, AGM and Budget meetings, Board of Director Meetings, legislative obligations. Using specific OMC software with the option of pro-actively and directly communicating via Information-Portal service as well as hands-on personal contact directly with individual Members.

Multi Unit Developments, Estates and Commercial & Retail Properties
Managing small and large-scale developments – including apartment complexes, housing
estates and commercial & retail centres, ranging in size of 12 properties to 200 properties including providing services for state bodies.

Budgeting and Financial Management Services
Accountancy service for OMC’s including preparing and advising on budgets, charging-out,
collecting and managing service charges, paying contractors, reconciling bank accounts,
preparing financial year-ends for external auditors.

Common Area Management
Liaising with contractors and managing all aspects of common areas including gardening,
refuse, vermin control, fire alarm maintenance, cleaning and general maintenance upkeep.

Project Management
Managing any one-off projects like general refurbishment works of existing developments,
including e.g. new carpet, painting, décor upgrade, resurfacing parking area and roads, etc.
or upgrading works e.g. installing electric vehicle chargers, installing bike-sheds, etc. Also,
we have extensive knowledge in large-scale construction and Health & Safety works like
repairing roofs and balconies, installing/upgrading fire alarm & emergency lighting systems.

Insurance
We deal with any insurance claims made pertaining to the development and assist all
owners and the OMC in their insurance claims.

Rectifying Fire Deficiency
We have extensive knowledge and experience in rectifying apartment developments with
historic fire safety deficiencies to ensure compliance with legal requirements.

Social Corporate Responsibility
We offer OMC’s to obtain and maintain the ISO 14001 Environmental Standard certification

Success Story – Significantly improving financial situation and estate living quality:

  1. We were appointed to property manage a large OMC with 150 units, taken over from the previous property managing agent.
  2. The Management Company was insolvent, services charges were not being collect, no funds were put aside for rainy days (e.g. Building Investment Fund) and property maintenance services were not provided.
  3. The overall condition of the estate was very poor and changes was needed in order to improve the living quality and financial stability of the OMC.
  4. Once we were appointed as property managing agents, we met with the Management Company Directors and set out our recommended plan to revive the OMC.
  5. We met with maintenance contractors and negotiated service-fees.
  6. We emphasised to all members that in order to provide adequate services, the management fees must be paid to finance the service. We pro-actively contacted debtors, (e.g. property owners with service-charge arears) in person and address the importance of paying their service charge fee and the benefit to them and all Members. Also offering payment plans in situations where Members encounter personal hardships. As a result of our pro-active and hands-on approach, the outstanding service charges were collected and the OMC brought back to a financial healthy path.
  7. Today, we still continue to manage this OMC to a high standard, with all members paying their service charges in full. As a result, we have been able to improve the overall property value and living-quality for all residence.

Success Story – rectifying building deficiencies / repairs.

  1. We took on the management of an apartment block built in the 70s. The apartment
    block had no fire-alarm and the balcony-structure was deteriorating.
  2. We engaged with expert surveyors and contractors and prepared a detailed project-
    schedule of how to financially pay and physically carry-out the repairs with low-
    impact to residence living in the apartments.
  3. It was discussed it with the Management Company Directors and subsequently
    implemented.
  4. The works were carried out on time and budget, bringing the apartment block in
    compliance with fire-regulation and repairing the balconies of the individual
    apartments.
